I encourage my sellers to take the following steps to get their homes ready day 1. We have a limited amount of time to pull your buyer and achieve the highest dollar figure the market will bear. This timeline happens during the first 2-3 weeks of being listed. Should a buyer not write an offer during this time, a price adjustment may be necessary. Here’s what sets me apart from my competition:

ALL LISTINGS PRE-INSPECTED:  This gives my sellers the upper hand since we’ll already know of any buyer requested repairs and either reapir it before listing the home or adjust the price accordingly. We’ll have time to get mutliple contractor estimates and address any issues prior to the buyer inspecting.

ALL LISTINGS PROFESSIONALLY PHOTOGRAPHED:Professional photos always make the house look better. Since most buyers start their search online, and rarely purchase without visiting the home, I want to do everything to entice them into the house ASAP. (Staging is strongly advised)

ALL LISTINGS PROFESSIONAL FLOOR PLANS:Floor plan drawings can inform the buyer before they arrive of the layout and size of the home.

STAGING IS STRONGLY ADVISED: Staged homes sell faster and for for more $$! Actually they sell for more than 7% of their competition in less time. Staging can be included in my services and I encourage sellers to consider it. Remember, we’re trying to sell your home and get you the most $$ in the least amount of time.

POSTCARDS: Timeline permitting, I’d like to mail your neighbors with postcards to let them know that your home is for sale. Many neighbors are renting and may be interested in purchasing as well as current owners hoping to purchase a nearby rental or home for relatives

OPEN HOUSES:  We’ll work together to put a calendar together for your specific listing and needs. Open houses are a great way to get multiple buyers through your home at the same time and to present your home to the neighborhood. Many homes find their buyer during an open house. With the flurry of activity and multiple buyers looking, sometimes that flury creates motivation.

PERSONAL ATTENTION: I pride myself on guiding you through the process and anticipating challenges. I’m always available via text, phone and email should you have any concerns or issues that need immediate attention.
