The BEST TIME to sell is in the Spring right????

Wait………So you’re waiting until the weather changes?????




Alright, so you’re waiting until the weather changes to sell. I hear you, but huh? Help me understand why…..If that’s what everyone else is doing, don’t you think you’ll have more competition to deal with? Not to mention more picky buyers because of all the choices?

Listen, I’ll be the first one to tell you that I’m not interested in moving in the rain, but if moving in the rain means making another $10,000, THEN SIGN ME UP! That sounds like a LOVELY BEACH holiday or that BATHROOM RENO I need at the new place. Umbrella & rain boots please!!!!!!



Ok, this isn’t the only complaint/delay tactic I hear on a regular basis but statistics don’t lie, EVERY YEAR, the Portland real estate market comes out of it’s winter hibernation to a full force of starving buyers who have been waiting on the sidelines since Thanksgiving or even worse Halloween. BOO! They’re ready to buy come end of January and there’s usually little inventory to choose from since most sellers take their homes OFF the market over the holidays. CUE PANIC MUSIC!!!!!! Buyers, since they’ve waited so long, end up buying homes I believe they would have NEVER considered just a few months ago based on scarcity. THUS DRIVING UP PRICES- hear that sellers? This is where that $10,000 cauldron is found, not at the end of a rainbow but in your backyard, if your home is listed. I usually see multiple offers on homes that may have actually been on the market for 60-90 days. NO JOKE! Buyers are actually fighting over homes they wouldn’t have even considered just a few months before. Multiple offers are common and won’t start falling off the radar until more inventory comes on the market.


CUE SAD MUSIC……This is when you’re planning on listing……..





Hey, I get it, sometimes there are other things at play in this decision making of when to list. School schedules, repair projects or potentially vacations( although I think this is the BEST time to list since people will be in and out and it’s totally inconvenient) BUT if you have the option, LISTING JAN 15-MAR 15 is the time period the seller has the best OPPORTUNITY TO MAKE THE MOST $$$.







Sellers always tell me they don’t want to leave money on the table, so don’t. Give yourself and your house the best possible chance at making more money on timing.




THE BEST TIME TO LIST IS WHEN INVENTORY LEVELS ARE LOW!!!! LOOK AROUND FOR COMPETITION.....if you don't see ANY, THIS IS WHEN YOU CAN MAKE THE MOST!!!!
