We purchase and sell based on feelings most of the time, my job is to be an intermediary to get you the best deal or the most money without getting emotions involved.
#4 TIMING is something most clients don't think of when it comes to their bottom line. How much will it cost you if the interest rate goes up? Will your preapproval amount go down? When are you expecting a rental increase? Will you need to sign a new loan? Will you need to move twice/need temporary housing? What are your tax implications? Should I close at the beginning or end of the month? When does my LOAN lock expire?
